Forsyth County and city of Cumming residents should be no strangers to zoning and land development in the area, which has seen tremendous growth in recent decades.
Often-times, residents may not know or have little information about what is going on in their neighborhoods until crews actually start working, which, obviously, comes late in the process after plans have generally been finalized.
Below are a list of some of the upcoming projects planned in the county and city. It should be noted that none of these projects have final approval, and are subject to change.
Ready for a new grocery store
Applicant: Halvorsen Development Corporation
Where: North of 3426 Canton Road, east of Tribble Road at the intersection with Era Road, north of Canton Highway at the intersection with Era Road.
What is it: A 15.7-acre commercial development planned for 83,853 square feet of buildings anchored by a large grocery retailer with 51,908 square feet of large-scale retail, 505 parking spaces and gas pumps.
What is being requested: A rezoning from agriculture district (A1) to commercial business district (CBD) and single-family residential districts R1 and R2R to all CBD.
What’s next: The applicant is in the work time period, which has an ending date of July 2.
New mixed-use space in north Forsyth
Applicant: D.R. Horton, Inc.
Where: 4715 and 4735 Settingdown Circle and west of Ga. 400.
What is it: A master-planned district with 172 residential lots with a density of 3.33 units per acres and 27,000 square feet of commercial buildings with 180 parking spaces.
What is being requested: Rezoning 51 acres from multi-family residential district (Res6) and CBD to master planned district (MPD).
What’s next: The applicant will have a preliminary zoning review meeting on April 3 and a work period from April 4 to Oct. 1.92-unit subdivision
Applicant: MKW Capital, LLC
Where: South of Environmental Campus Drive, east of the intersection of Bethelview Road and west of Keithwood drive.
What is it: A 104-acre residential development with 92 lots and a density of 0.89 units per acre.
What is being requested: rezoning of 104 acres from A1, R2R and single-family community district (CR1) to Res2 conservation subdivision.
What’s next: The applicant is in the work period until June 4.
Sharon Springs Village
Applicant: Nancy Bentley
Where: 1571, 1615, 1637, 1655 and 1683 Sharon Road, north of Sharon Road and east of the intersection with Peachtree Parkway.
What is it: A mixed-use development on 20.7 acres with 97 attached residential units and 29,000 square feet of commercial buildings with 145 parking spaces.
What is being requested: Rezoning from CBD and A1 to MPD.
What’s next: The zoning will come to the Forsyth County Board of Commissioners at their meeting on Thursday, March 21.
Self-storage
Applicant: Argent Development Group, LLC
Where: 3499, 3511, 3529, 3565, 3569, 3575 and 3579 Old Atlanta Road
What is it: An 8.9-acre commercial development with 72,235 square feet of total buildings and a 103,000-square-feet climate controlled self-storage building with 10 parking spaces.
What is being requested: Rezoning from A1 to CBD and a conditional-use permit
What’s next: The applicant is in the work period through July 2.
Westshore
Applicant: Atlanta Realty Development, LLC
Where: 1172 Turner Road at the intersection of Turner Road and Market Place Boulevard
What is it: A mixed-use development with 322,000 square feet of commercial space, 348 rental units, 20 single-family units and 130 townhomes.
What is being requested: Rezoning of the property from CBD and the city of Cumming’s planned shopping center (PSC) to the city’s planned unit development district (PUD) on 57 acres and annexation of land in the county to the city.
What’s next: The plan will come before the city’s planning commission on Tuesday, April 16.
Brookwood Quarters
Applicant: Fuqua Acquisitions II, LLC
Where: West of Peachtree Parkway, north of the intersection with Brookwood Road, west of Peachtree Parkway, south of the intersection with Brookwood Road and north of Caney Road.
What is it: A mixed-use development on 76.114 acres for 29 residential lots, 129 attached residential units and 250 apartments with a density of 5.36 units per acre and commercial buildings totaling 304,138 square feet with 1,579 parking spaces.
What is being requested: Rezoning property from CBD to MPD.
What’s next: The applicant is in the work time period until July 2.
